“Magkano per square meter?” is probably the fastest way to start a house budget conversation—and one of the easiest numbers to misunderstand.

Quick answer

Construction cost per square meter is useful for early feasibility, not as a final quotation. The real rate changes with finish level, structural complexity, site conditions, location, inclusions and even how floor area is measured.

We use per-square-meter ranges as a planning shortcut, especially when a client is still deciding whether the target floor area fits the budget. But once plans and specifications develop, we stop treating the sqm rate as the main costing tool.

The same 100 sqm can describe two very different houses

One may be a simple bungalow on a level lot with standard openings and straightforward roofing. Another 100 sqm house may sit on a sloping property, use large glass panels, multiple roof lines, premium bathrooms and extensive external works. The floor area is the same; the work is not.

Even the floor-area number needs clarification

Ask whether the rate is based on enclosed floor area, roofed areas, balconies, carports, service areas or another measurement. A low advertised rate can look attractive partly because the denominator is being counted differently.

How we use the number without overpromising

At the inquiry stage, a planning rate helps test whether 80 sqm, 120 sqm or 180 sqm is even in the right budget neighborhood. After that, the better path is concept planning, site review, quantity take-off and BOQ-based pricing.

If someone gives you one universal sqm rate, ask what is inside it

The useful question is not only “How much per sqm?” but “What finish, scope and assumptions are included in that rate?” That one follow-up question makes early estimates much easier to compare.

What does construction cost per square meter mean?

It is a planning method that divides an estimated project cost by a defined floor area. It is useful for early budget alignment but can be misleading if two projects have different scopes or area definitions.

Is a bungalow always cheaper per square meter than a two-storey house?

Not automatically. A bungalow may have more roof and foundation area for the same usable floor area, while a two-storey house adds stairs and upper-floor structural work.

Do balconies and carports count in floor area?

They may be measured differently depending on the estimate or contract. Ask the contractor to define exactly what area basis was used.

Does a roof deck affect the rate?

Yes. Waterproofing, drainage, structural loading, railings and access can add cost even when the roof deck is not treated like a fully enclosed room.

Why can two contractors have different per-sqm rates?

Their scope, allowances, labor assumptions, overhead, supervision, warranty and exclusions may differ. Compare the underlying scope before comparing the rate.

Use it as a feasibility range first, then replace it with project-specific costing as the plans, site information and specifications become clearer.
